Mortgage Glossary
Key mortgage terms and abbreviations every loan officer and borrower should know
Loan-to-Value Ratio
The ratio of the loan amount to the appraised value of the property, expressed as a percentage. An LTV of 80% means the borrower is financing 80% of the home's value.
Debt-to-Income Ratio
The percentage of a borrower's gross monthly income that goes toward paying debts. Most lenders require DTI below 43-50%.
Annual Percentage Rate
The total cost of borrowing expressed as a yearly rate, including the interest rate plus lender fees, points, and mortgage insurance.
Private Mortgage Insurance
Insurance required for conventional loans with less than 20% down payment. Protects the lender if the borrower defaults.
Pre-Qualification
An initial estimate of how much a borrower can afford, based on self-reported financial information. Less thorough than pre-approval.
Pre-Approval
A conditional commitment from a lender for a specific loan amount, based on verified financial documents. Stronger than pre-qualification.
Closing Costs
Fees paid at closing including origination fees, appraisal, title insurance, attorney fees, recording fees, and prepaid items. Typically 2-5% of the loan amount.
Escrow
An account held by the lender to pay property taxes and insurance on behalf of the borrower. Monthly escrow payments are included in the mortgage payment.
